BTO aircon installation: the lowest-price guide for new homeowners
Aircon is one of the larger line items in a BTO renovation, and it is one of the few where the same units can differ by over a thousand dollars between quotes. Here is how to get it right — and cheap — the first time.

When to install during your renovation
Coordinate the date with your ID or contractor. Installing while the false ceiling is open is what lets the pipework disappear instead of running across your wall in visible trunking.
- Key collection and defects check completed
- Hacking and wet works done
- Ceiling framing / false ceiling in progress — this is the aircon installation window
- Aircon installed, pipes concealed in the false ceiling or trunking
- Painting and carpentry finished around the installed units
- Handover and cooling test
How many units do you actually need?
Most 4-room BTOs go with a System 3: 18,000 BTU for the living/dining area and 9,000 BTU for each of two bedrooms. Couples who rarely use the second bedroom often start with a System 2 and add later — but adding later costs more than including it now.
For a 5-room, a System 4 is standard.
