Condo aircon installation in Singapore: approvals, access and costs

Condo installations are technically the same job as HDB, but the paperwork and access rules are where they go wrong. Sorting these out before installation day is what keeps the price fixed.

MCST approval and building rules

Check with your management office early — approvals can take a week or more and are the most common reason installation dates slip.

  • Most MCSTs require a renovation or works permit before installation
  • Working hours are usually restricted to weekday office hours
  • A refundable renovation deposit may be required
  • Lift protection and access booking is often mandatory
  • Some developments specify approved condenser positions or require a screened enclosure

Concealed pipe runs and false ceilings

Condos more often have false ceilings, which allows fully concealed pipework — a much cleaner finish than surface trunking. It also means longer runs, and copper length beyond the included allowance is chargeable.

Ask for the included piping length in metres in writing. That single line item is the difference between a fixed price and a variable one.

Condenser placement

Ledge space in condos is frequently tight and shared with other services. Confirm the physical dimensions and the clearance the outdoor unit needs for airflow — a condenser boxed in without clearance loses capacity and fails early.
