Aircon chemical cleaning in Singapore: wash vs overhaul, and when you need it
General servicing keeps a healthy aircon healthy. Chemical cleaning is what you need once the coil is already fouled — when airflow has dropped, the smell has turned musty, or the unit has started leaking.

Chemical wash: what's included
Chemical wash starts from $90 per unit.
- Dismantle the front casing and remove the filters and blower cover
- Apply chemical solution to the evaporator coil and blower wheel
- Deep-clean the blower fan, where most of the smell originates
- Flush the drain pan and clear the drainage line
- Rinse, reassemble, and vacuum the front panel
- Check refrigerant pressure and test the cooling output
Chemical overhaul: when a wash isn't enough
An overhaul dismounts the entire indoor unit from the wall so the coil and body can be cleaned off-wall, then reinstalls and re-tests it. It is the right call for units that are heavily fouled, have not been cleaned in years, or that keep leaking after a wash.
It takes longer and costs more than a wash, but it restores capacity that a wash cannot reach.
Steam cleaning: the middle option
Steam cleaning uses high-temperature steam to sanitise the coil and blower without chemicals. It is gentler, kills bacteria and mould spores, and suits homes with young children, allergies, or pets. From $66 per unit.

How often is chemical cleaning needed?
For a typical Singapore home running the aircon nightly: general servicing every three to four months, and chemical cleaning roughly once a year. Heavy use, pets, or a unit near a kitchen shortens that interval.

Is chemical cleaning safe for my aircon?
Yes when done correctly with the right dilution and a full rinse. Poorly rinsed chemicals corrode fins over time, which is why the rinse and reassembly steps matter as much as the chemical itself.
How long does a chemical wash take?
Roughly 45–60 minutes per indoor unit.
Will chemical cleaning fix an aircon that isn't cold?
It will if the cause is a fouled coil or restricted airflow, which is the most common reason. It will not fix low refrigerant or a failed compressor.
